Welcome to Nova Scotia's newest and exciting Business Park, conveneiently and strategically located in Bridgewater!

In tandum with an expansion of Michelin Bridgewater, in 2019,the Town of Bridgewater began work with the Government of Canada, the Province of Nova Scotia, and our local business community here on the South Shore on th e construction of a new Highway 103 interchange at Exit 12A. 

This location, which opens into the heart of the existing Bridgewater Business Park and created access to NEW lands for business development. Approzimately 180 acres of previously inaccessible land north of Highway 103, became available with the official OPENING of Exit 12A interchange on December 20, 2024.

Building from the Town of Bridgewater's 2021 Infrastructure Master Plan, the Bridgewater Retail Market and Accommodation Analysis, the Clean Fuel Feasibility Study, and workshops with area business leaders, in April 2025 Town Council endorsed the proposed Exit 12A Concept Development Plan and Phase I Plan.

This plan acknowledges and supports the valuable role our Downtown serves within our Town, and the region we serve - the 71,000 (and growing) residents within our trade area. Consideration of commerical and retail nodes within Lunenburg County has also shaped the Concept Development Plan and zoning.

A collaborative and strategic direction has been adopted to optimize proximity to Halifax, employment generation and enable business retention, expansion and attraction.

Bridgewater has zoned the new lands to attract and support sectors that include:

  • Construction and Contractor support services
  • Transportation and Logistics
  • Clean Technology and Developments
  • Highway Servicing

Zoning Amendments to embrace development Approved
With Council's endorsement of the Concept Development Plan, Town Council has approved the Zoning Amendments to support and allow:

  • Highway Commercial
  • Highway Display Commercial
  • Light Industrial

Concept Development Plan (Draft April 2026)
The map below illustartes the Concept Development Plan that will guide land sales and development, designed thoughtfully to grow Bridgewater and Southwest Nova Scotia.

Brought forward to market in a Phased approach, this will begin with lots boardering Enterprize Drive - the extablished road now open to traffic. Immediately located off Exit 12A and Logan Road North, lots along Enterprize Drive are serviced (at street level) with municipal water and sewer. Phase I Parcel A is within HIghway Commercial Display zone, Parcel B is Light Industrial and Parcel B Highway Commerical (boasting valuable highway sightlines).

Phase I, which includes Parcels A, B, and C will be brought to market during Spring 2026.
