This application originates from Council discussions on September 11, 2023, regarding a redesignation and rezoning of Lot 200, formerly known as Lot 102, Glen Allan Drive (Doc#: 23-131C), as well as previous discussions on February 13, 2023 (Doc#: 23-039) regarding the possible sale of the property to SSODA for the development of affordable housing units.
Following a purchase and sale agreement for Lot 200, Glen Allan Drive between the Town of Bridgewater and the Housing Trust of Nova Scotia, an application to rezone the property to the Comprehensive Residential (R3) Zone from the Neighbourhood Commercial (C7) Zone to enable the devleopment of five (5) four-unit townhouses on the subject property was received by the Town of Bridgewater on November 23, 2023, from the Housing Trust of Nova Scotia ("the applicant"). The requested zoning will require a map amendment to the Future Land Use Map of the Municipal Planning Strategy (MPS) and the Zoning Map of the Land Use Bylaw (LUB).
Resolution 23-189:
that Town Council for the Town of Bridgewater accept the offer of $385,000 for Lot 102 Glen Allan Drive, PID60658580, and authorize staff to execute an Agreement of Purchase and Sale and subsequent Buy-Back Agreement for the property with the Housing Trust of Nova Scotia. Buy-Back Agreement terms to require commencement of construction on Lot 102 within 24 months from Closing Date and completion of the proposed 20-24 units within 72 months of the Closing Date. Further, that Council direct staff to recommence the planning analysis and public consultation process for a redesignation and rezoning of the property from Neighbourhood Commercial (C7) to Comprehensive Residential as previously directed by Council.
