The Town of Bridgewater is considering amending the Municipal Planning Strategy and Land Use By-law to redesignate and/or rezone the property, and in doing so changing the land uses permitted on the property.
Application Overview - Completed
The Special Commercial (C8) Zone currently permits commercial uses specific to each property, within areas of town that are primarily residential. Over the years the number of C8 properties has decreased because these specific commercial uses are discontinued, and the properties are rezoned.
To reflect the current situation, staff are proposing Town Council consider rezoning C8 Zone properties which have discontinued their commercial businesses, to a residential zone. Additionally, staff were directed to enable the use of "Household Repair Service" at 76 Dominion, through a Land Use Bylaw text amendment.
Staff have completed analysis and have proposed various options for Town Council to consider with respect to 76 Dominion Street, and the other Special Commercial (C8) Zone properties.

Planning Department Review / Report - Completed
This application to eliminate the Special Commercial (C8) Zone, and rezone the fourteen (14) properties within said zone, was brought to Council for 1st and 2nd consideration on July 8, 2024 and August 12, 2024 respectively.
Following the Public Hearing on August 12, 2024, Council deferred the request back to staff with direction to maintain the Special Commercial (C8) Zone for properties which contain existing commercial uses.

That Town Council for the Town of Bridgewater defer the request back to staff to retain the Special Commercial (C8) Zone and maintaining those six (6) properties with existing commercial uses within said zone, while rezoning those remaining properties which have discontinued their commercial uses and return to 1st consideration. MOTION CARRIED.
Further, it was clarified that upon return to 1st Consideration, staff was directed update the C8 List of Allowable Uses to include “Refrigeration & Air Conditioning”.
On September 23, 2024, Council gave 1st Consideration to the proposed amendments to the Municipal Planning Strategy and Land Use By-law based on the direction above, to:
- Enable a "Household Repair Service" use at the subject property, 76 Dominion Street; and
- Redesignate and/or rezone eight (8) properties within the Special Commercial (C8) Zone
